Residential Asset Strategies, LLC ("RAS") is a Delaware Limited Liability
Corporation, based in New York, which invests in the purchase of residential
mortgage loan and REO (Real Estate Owned) assets.  RAS believes its plan
mitigates risk and will provide its investors with above average returns

 

Residential Asset Strategies is initially raising USD$500 million of fully
collateralized equity to purchase, on a whole loan servicing released basis,
large portfolios of REO and mortgage assets at a substantial discount to
currently appraised value.  The fund is desirous of acquiring pools from $50
million to $1 billion that meet our investment criteria.  

 

The fund is the evolution of the business and investment philosophy of
Lifton Financial Group, LLC and Lifton Properties, LLC.  Steven J, Lifton is
from a prominent real estate family that has been involved in all facets of
real estate, financing and banking for three generations, and has served the
community for decades as charitable leaders.  It has always been the Lifton
family policy to under promise and over deliver. Lifton has significant
expertise in acquisitions, dispositions, financing and restructuring of real
estate assets.  

 

Residential Asset Strategies has assembled all of the key ingredients to
ensure success.

RAS has partnered with Glenwood Management, and has formed Glenwood National
Management, LLC, to manage the REO assets that RAS purchases and holds for
investment purposes.  RAS and Glenwood have three generations of industry
experience, and both have substantial industry contacts.  Together, they
have assembled a focused management team to ensure the success of this
company.  

 

Residential Asset Strategies' primary investment objective is to deliver
consistent long-term growth at an acceptable level of risk, with an emphasis
on preservation of principal and absolute returns.  The Fund believes it can
accomplish these objectives by employing a blended strategy, whereby it
purchases large pools of residential mortgages and REO assets at a discount
to current market valuation on a whole loan servicing released basis.  The
General Partner will then restructure the portfolios and employ three basic
asset management strategies, which are as follows:

 

1.	Short-term strategy. Utilizing a Buy-Break-Sell strategy. In this
strategy the General Partner will take a portion of the assets and
"restructure the portfolio to liquidate", thus, reducing risk and enabling
faster exits

q       .  The portfolio is sold, either whole or in part, to monetary or
geographic specific buyers.

 

2.	Medium-Term Strategy. The General Partner will designate certain REO
assets for disposition on an individual basis.  These may be sold to
specific investors or through a strategic alliance with a nationally
recognized real estate brokerage firm.  The fund will utilize its loss
mitigation expertise to restructure and/or refinance, if possible,
non-performing loans.  In many cases this activity will succeed in
preventing the homeowner from losing their home, and will create above
average returns for the fund.

 

3.      Long-Term Strategy. The third strategy looks to maximize future
value of these assets.  In this strategy, RAS buys REO assets and converts
them into income producing assets and holds them for long-term appreciation.
The General Partner may elect to sell off a portion of these assets each
year.  Investors will receive current income and long-term capital gains.

 

Residential Asset Strategies' key management personnel have been active in
the loss mitigation and due diligence areas for over 16 years.  RAS will
utilize its network of relationships and work with Lifton to locate
acceptable pools, perform due diligence and implement our business strategy.
RAS have assembled a highly qualified team, with a solid, demonstrable,
proven track record to generate significant returns, with innovative
investment focus and substantial industry contacts.
