Okay.  I'm looking for a one-bedroom condo or coop (preferrably the latter) on the Upper West Side or West Harlem if need be.  Purchase price limit would be $560,000.  Here's my wish list:

 

*	new construction or pre-war with charm, not a cookie cutter
*	good light
*	good closet space
*	place to store my bike
*	square footage is VERY important; miniumum 650 sq ft; can have small bedrom, but want a generous living room with space for a table and chairs
*	floorplan important--I like open plan, where the kitchen is open to the living area; not a separate kitchen
*	close to a subway 
*	low maintenance or common charges

Things I'm willing to compromise on:

 

*	Doorman
*	doesn't have to be on a high floor
*	views

I'm very spoiled, Allen, I adore my current apartment which comprises nearly 750 square feet and features transoms and stained glass windows  and mouldings, all in a great location as you know.   I am already working with a broker, so whomever gets involved would have to acknowledge the deal would be co-brokered.  If you think your network might bear fruit, then please do send this around.
