[Fredslist] office space

Dear Gothamites,
 
I am in need of office space, midtown, does not have to be "fancy" class A  
building.  Affordable, presentable, elevator service, and 24 hour  access.  
About 1500-2000 square feet.  Right now I share office on  Madison and 34th, a 5 
floor townhouse office, and it works well.  Help  is appreciated.  Curiosity, 
what are lease rates running?
